The open letter below was written on June 1 and since then we have completed over 50 new homes and another 30 homes are under construction right now. Workers are working and families are getting their own homes. This progress occurred because small business stepped up and took risk when many others sat on their hands and waited for the government to solve their problems.
We are proud that real families who were told NO by the lending industry are now putting up Halloween decorations at their own homes. Soon they'll be putting the star on the top of the Christmas tree. We are proud that roofers, carpenters, dry wallers and painters will get a paycheck this Friday and be able to take the family out to dinner, buy new school clothes for their kids and put something in the collection plate at church this Sunday. This is what makes our country strong. Risk, boot-strapping, community concern, support of local businesses and good old-fashioned American made Capitalism.
We continue to strive to help good families achieve the joy of home ownership. These are families with good income and solid employment that are falling short of the much higher credit score minimums now required by lenders. This extreme constriction of lending has significantly increased the number of Americans who are being told they can't own their own homes. We have met these families. We know their employers. They are good people who not only deserve their own home but who will succeed at home ownership. They have good income and solid employment. So, we are saying YES. Many of these families who will purchase their own home using our seller financing program on or before November 30 will receive an $8000 tax credit as well. There is talk of this incentive being extended. We support this effort.
The
federal stimulus package passed in February has many detractors, but
nearly everyone agrees that one provision — the $8,000 first-time
home buyer tax credit — is working precisely as planned, stimulating
demand amid record-high unemployment and economic uncertainty.
So
it's crucial that when Congress returns from recess next week,
lawmakers extend the soon-to-expire credit through 2010. And if they

An Open Letter Regarding REAL Economic Stimulus
As of the date of this letter we are building 32 new homes in Troy, Winfield, St. Peters and Wentzville. Today, I am proud to announce that the first of these homes has now been completed. The rest are under way and will be completed in the next 2-6 weeks. The links below
show photos of the type of economic stimulus that makes a real
difference. The type that creates jobs and pride for real Americans.
And, we have every intention of building 70-100 more in the next 12
months.
Demand from
families wanting their own homes is at an all-time high due to non-existent lending from banks and mortgage companies. And, we must
have a large number of homes coming in to meet that demand. We had a choice to buy our
homes from the many bank-owned foreclosures that are flooding the market or to build new homes to meet this demand. Since buying homes from out-of-state banks does not significantly stimulate our local economy, we have decided that building new homes will be better for our local economy and better for our families. It will create dozens of local jobs, pump money into area businesses and allow our homeowners to reduce their expenses due to the the efficient construction and low operating costs of new homes. While we will always buy existing properties and a few foreclosures to meet the demand for specific school district needs, we simply feel that right now it is something WE CAN AND MUST DO to help make a difference.
We are proud to truly be impacting the lives of many workers and small businesses in our local economy. And, the families who are buying these homes are making a difference too! Together, we are helping builders, roofers, carpenters, cement truck drivers, truss builders, electricians, plumbers, painters, manufacturers and, yes, even bankers! And, when these homes are completed they will be filled with wonderful families that would not have achieved home ownership through any other means due to the constriction and non-existence of logical lending.
So, here is our decision and our commitment: We choose to not participate in some hallucination that big government will save the day. And, we are certainly not waiting for some magical effect from the misguided experiment of trickle-up economics. Every economic downturn our country has ever recovered from has been reversed by free enterprise and small businesses creating jobs and taking risks. It is has not come from big business bailouts or big government. It is capitalism by its very definition that has led the offensive and made a difference.
We have a problem though!!! And, we need your help. We can’t do this by ourselves. You can make a difference. You can do it by participating in successful and positive activities. You can do it by shopping locally. You can make a few more purchases at your local store instead of on the internet. You can choose to buy American when possible. You can start that part-time business you have dreamed about. You can hire the local out-of-work construction worker to help with some odd jobs. You can give of yourself and your time to the community. There are a myriad of non-profit and other organizations that need help. You can drop off a few items at the local food pantries. At the end of the day, we all must ask ourselves if we are part of the problem or part of the solution.
And, to our fellow business owners, we say please STOP wringing your hands and watching the gloom and doom on the news. You must inoculate yourself with action to escape the paralysis of fear. This is a wonderful time to gain market share from your competitors who will continue to sit on the tracks as their largest fears and self-fulfilling prophecies barrel toward them. What an awesome opportunity to ratchet up your marketing machine and increase market share! What an awesome time to harness the power of the web and emails! What an awesome time to learn about guerrilla marketing! What an awesome time to walk into the center ring of the entrepreneurial circus!!!
